KanAm Grund Group acquires a property for the Fokus Norddeutschland Fonds in the Berlin Mitte district

KanAm Grund Group’s Fokus Norddeutschland Fonds has purchased a portfolio with two office properties at Alte Jakobstrasse in the central Berlin Mitte district. The two buildings, which offer around 4,800 square meters of lettable space, are located within 300 meters of each other, with the entrance to one of the properties situated on Seydelstrasse. The purchase of the two-property portfolio “Berlin Central” in the German capital concludes the third transaction of the Fokus Norddeutschland Fonds, which, like its Fokus Süddeutschland counterpart, is mainly aimed at regional banks with their depot A investments. This special real estate fund now holds investments in four objects across three locations, namely Hamburg, Hanover, and Berlin. It has been agreed that the sales price of the “Berlin Central” portfolio will remain confidential. The portfolio was sold by a joint venture of Stanhope Capital and ÆRIUM GROUP, Altum Management GmbH. Engel & Völkers were acting as consultants. 

The tenants of the two properties include the German Institute for Federal Real Estate (BImA), the German Research Institute for Public Administration, and ENGIE Generation Management GmbH, part of ENGIE Group, a French multinational energy management company with an annual turnover of over 60.6 billion euros.

The north east end of Alte Jakobstrasse is dominated by perimeter block development typical of Berlin, with commercial units on the ground floor and mainly office and residential units on the upper levels. The south west end of the street on the other hand is dominated by residential properties and more green spaces. The Berlin Mitte district, which offers convenient transport connections, is characterized by major attractions such as Alexanderplatz with its TV Tower and Gendarmenmarkt square, home to sights like Berlin Cathedral, Berlin Stadtschloss, and several museums on the adjacent Museum Island.

The Fokus Norddeutschland’s investment strategy is to build an attractive real estate portfolio in Northern Germany, including office buildings, hotels, retail and residential properties, and it aims for a balanced real estate mix consisting of prime quality and sustainable Core and Core+ properties which promise long-term stable yields and appreciation in value.
