KanAm Grund Group makes a purchase in London

For institutional investors - The Princes Court office building is located adjacent to the Bank of England - The KanAm Grund Group family of funds for institutional investors keeps growing

Frankfurt (14 February, 2019) – The KanAm Grund Group is continuously expanding their portfolio for institutional investors. The latest property the Frankfurt-based company purchased for an institutional investment fund is Princes Court, an 8-floor office building adjacent to the Bank of England, let to tenants from the international banking and finance sector in the traditional center of the City of London. Over the past six months, this new fund alone made purchases in Marseilles and now for the second time in London. The new fund joins a growing family of specialized institutional funds by the KanAm Grund Group, including the Fokus Süddeutschland and other KanAm Grund funds with investments not only in Germany but throughout Europe. The real estate of these funds is located in France, the United Kingdom, Belgium, the Netherlands, Luxembourg, Switzerland and Germany.

Princes Court is located around 400 meters from the London City Wall. The vicinity of the building is home to major tenants including ING, BlackRock, Bank of China, Deutsche Bank and Commerzbank. With approximately 4.3 million employees and accounting for 37% of the global foreign exchange market, the City of London remains one of the world's leading centers of the global banking and insurance trade. Turnover from tenancies in the City of London in the third quarter of 2018 rose by about 18% over the 10-year average. Demand for space to let is mostly driven by financial and insurance institutions, which generated approximately 20 percent of the area turnover. Even after the Brexit vote, the market for office space is highly resilient and in 2017 was 27% above the 10-year-average.

The tenants of Princes Court fit into this mix, they include seven different international companies from the financial services sector, such as Bank of China, Korean Kookmin Bank Co. Ltd, Turkey's largest bank Turkiye Is Bankasi AS and both American and British investment and stock exchange companies like Sun Trading International Ltd., Hudson River Trading Europe Ltd. and SVS Securities Plc.. The building was extensively refurbished in 1996. It has been agreed to keep the sales price confidential.
