KanAm Grund Group buys in Nice

  • NEO building with the administration facilities of the City of Nice as main tenant

The KanAm Grund Group has purchased for an institutional real estate special fund in Nice. The property is a corner flagship building, which was completed in November 2020. In addition to its excellent location in the Arénas submarket between the Promenade des Anglais and the new transport hub "Saint-Augustin", the building benefits from appealing and visible architecture. From the first to the seventh floor, the building has 8,521 square meters of office space. The clear room height in the office areas is 2.65 meters. The building is also completely accessible for people with limited mobility. There are two terraces on each floor that are exclusively accessible to tenants. The NEO property is a mixed-use building that also houses a hotel. The acquisition by KanAm Grund Group comprises the office and retail part of the entire complex plus the associated basement floors, in which the parking spaces and an archive area are located. It is anticipated that the building will be awarded the BREEAM "Very Good" Certificate and the WELL "Core & Shell Silver" certification following the recent submission of applications. The seller is Keys REIM. The parties have agreed not to disclose the purchase price.

The building is located on Boulevard René Cassin in the Arénas district, the main business district in Nice. Founded in 1985, Arénas is today arguably the leading business district on the Riviera, with 175,000 m² of office space and 22,000 jobs, thanks to its ideal location in Nice-Ouest opposite the airport and at the foot of the future multimodal TGV station Saint-Augustin.

Numerous administrative bodies for the city of Nice are located in the building. The "Ville de Nice" is a French local authority and with more than 340,000 inhabitants, Nice is the fifth largest French city after Paris, Marseille, Lyon and Toulouse. Other tenants include Enedis, a wholly-owned subsidiary of EDF, which is responsible for the management and expansion of 95 percent of the electricity distribution network in France, and an international French construction company that has been involved in complex construction projects around the world for more than 40 years.
