LEADING CITIES INVEST wins 3rd Green Star in GRESB benchmarking

LEADING CITIES INVEST has improved its second GRESB benchmarking to "Green Star" status with three stars. GRESB is the globally recognized rating system for measuring the sustainability performance of real estate funds. Overall, the KanAm Grund Group's real estate fund for private investors improved significantly by one Green Star to three stars and by 15 points to 77 out of 100 points. In the two sub-categories, management and performance, LEADING CITIES INVEST is now above average with its benchmark. It is the second time that LEADING CITIES INVEST has undergone the international sustainability benchmarking.
 
GRESB is the leading international rating system for measuring the sustainability performance of real estate companies and real estate funds. It creates transparency and orientation. GRESB measures the sustainability performance of all assets of a real estate company or fund. The performance of the assets is queried individually by ESG reporting (Environmental, Social and Governance) and then aggregated at portfolio level. GRESB participants aim to receive the “Green Star” award. To do this, the rated properties and funds must achieve a convincing overall result. In addition, the participants are compared with their competitors. Continuous improvements are therefore necessary for maintaining a strong impact in the long term.
 
The “LEADING CITIES INVEST goes green” initiative is a successful and sustainable process that is part of the KanAm Grund Group's corporate strategy. 15 properties with a value of around 618 million euros are currently certified or are in a certification process. corresponds to a certification rate of over 57 percent based on the total real estate assets of the LEADING CITIES INVEST. LEADING CITIES INVEST also bundled the energy supply for its buildings in a new framework agreement and can now cover its general electricity and natural gas requirements in a CO2-neutral manner. At the same time, since the beginning of 2020, tenants have also been motivated to sign a framework agreement for renewable energies for their rental space to increase the energy conversion efficiency of the LEADING CITIES INVEST properties. In this way, around 4,400 tonnes of CO2 can be saved annually.
 
The LEADING CITIES INVEST is mainly invested in office properties. After the purchase in Barcelona, the real estate portfolio of LEADING CITIES INVEST is spread over 40 properties at 26 locations in 10 countries in Europe and the USA. According to the current assessment of the independent rating agency Scope, LEADING CITIES INVEST has - as in the previous year - the best real estate portfolio within the commercial real estate fund. In contrast to the industry average, LEADING CITIES INVEST was even able to slightly improve the valuation of its real estate portfolio compared to the previous year, according to Scope. This makes it one of only four open-ended real estate funds rated a + (AIF). Due to the existing portfolio allocation, Scope expects a return above the peer group’s average for LEADING CITIES INVEST in 2021 as well. Scope upgraded the asset management rating of KanAm Grund Group in the real estate segment from AA- (AMR) to AA (AMR).
