LEADING CITIES INVEST INVESTS IN THE HEART OF LONDON

The portfolio now also includes this major European metropolis - Negotiations on further properties in final stages - CashCall remains in place

Frankfurt (27 June, 2018) – With the purchase of 3 Copthall Avenue, an office building in the heart of London, LEADING CITIES INVEST (LCI) has extended its portfolio to include one of Europe's most important cities. The fully redeveloped property which was first built in 1875, is located as little as 130 yards north of the Bank of England, on a prominent corner plot in the traditional center of the City of London. Including the ground floor, the building comprises six floors. It has been agreed to keep the sales price confidential. Contract negotiations for two further properties are about to be completed. The CashCall for the LCI remains in place.

In spite of the United Kingdom's planned exit from the European Union, London will retain its international significance. The attraction of London's real estate market has by no means diminished. Top returns remain unaffected. The City of London is recognized as one of the world's leading centers of the global finance and insurance industry, with 37 percent of all foreign exchange worldwide and approximately 4.3 million employees working in London. London's unique selling points include its central time zone, an established communication and IT infrastructure, a well-structured legal and regulatory framework as well as a strong focus on professional services.

A British jewel

The historic style of the 1875 property at 3 Copthall Avenue has been retained during a comprehensive redevelopment in 2016. The detached property has an almost rectangular footprint, which is of great advantage for the tenancy areas and their divisibility. The property is currently let to various companies, including an international health consultancy, an investment management company specializing in alternative investments and a recruitment agency that places finance professionals within the fields of core finance, tax, treasury, audit and compliance.

The property is located in close proximity to the historic London Wall and its local shops which are highly attractive to tenants from the corporate, banking and insurance sectors. Major tenants nearby include ING, Blackrock, Bank of China, Deutsche Bank and Commerzbank.

The LEADING CITIES INVEST now holds investments in 14 properties in seven cities within four countries, ranging in occupancy from retail and gastronomy, hotel, doctors' surgeries and medical services to office and leisure space. The first new generation real estate fund for private investors concluded last year at 3.3 percent.
