KanAm Grund Group purchases the ABC-West building in Frankfurt

• The eighth property for the institutional Fokus Süddeutschland Fonds in Germany’s strong economic South

KanAm Grund Group has purchased the ABC-West office building in Frankfurt for the institutional Fokus Süddeutschland Fonds. The property, with its nine tenants, around 13,300 square meters of office and storage space and 275 underground car parking spaces is located on Solmsstrasse 71-75 in the City West sector of Frankfurt, within easy reach of local public transport and cycling routes. There are restaurants, supermarkets and other convenience facilities within walking distance of the property. The property’s sustainability is to be optimized in line with its potential over the coming years. With the addition of ABC-West as the eighth fund property, the Fokus Süddeutschland Fonds shows a further focus on office buildings, increasing the share of office category properties by around 8 percentage points to 53.0 percent. Cushman & Wakefield advised KanAm Grund Group during the transaction. It has been agreed to keep the sales price confidential.

The Fokus Süddeutschland Fonds forms part of a growing family of KanAm Grund Group special real estate funds. With investments in Munich, Stuttgart and Frankfurt, the fund does not only hold investments in the top 3 real estate locations of Southern Germany but also in all three capitals of the Southern German states. The special real estate fund, whose investors are mainly banks and savings and loans institutions from the region, concentrates on Germany’s strongest economic regions in the South.

The ABC-West office property consists of five elements. The Frankfurt West building offers seven levels above and two levels underground, with level 7 used as a service story. The tenants include Alliance Healthcare Deutschland AG, accounting and auditing company FALK GmbH & Co. KG, Deutsche Bahn AG and Consense GmbH, a consultancy for complete business IT and telecommunication infrastructure.

The property’s energy performance certificate for non-residential buildings is valid until 30 June 2029. While conducting the technical due diligence inspection, KanAm Grund identified numerous further opportunities to improve the property’s sustainability.
