KanAm Grund Group purchases in Edinburgh

  • BREEAM certified office building in the center of the Scottish capital

The KanAm Grund Group has acquired an office building at 4 North St Andrew Street in the center of Edinburgh, the Scottish capital, for a special real estate fund. Computershare Limited, a global service provider which, among other interests, handles high-volume transaction data on the stock market, has been granted a complete and long-term lease to the building, a property with BREEAM certification for sustainability. Edinburgh is significantly shaped by the financial sector. The building, which underwent complete refurbishment in 2019, offers over 3,821 square meters of office space distributed over seven floors. In addition, the basement offers 12 underground car parking lots and a variety of options for parking bicycles. 4 North Street is the 14th property of the KanAm Grund European Cities HP, created especially for a Northern German pension fund that primarily invests in office properties and has assets at 8 locations in Germany, Spain, Belgium, the United Kingdom, France and Ireland. The seller is the Knight Property Group PLC. It has been agreed to keep the sales price confidential.

Located in the center of Edinburgh, the 4 North building faces onto St. Andrew Square and is only a short walk from the main railway station. The property is at the heart of an excellent business environment. The largest project in the direct vicinity is the redevelopment of the St. James Shopping Centre, also known as the St. James Quarter. Planned completion is 2020, and the hotel at the heart of the development will open in 2021. This will result in a significant enhancement of the neighborhood and the entire city center of Edinburgh.

The building has been awarded a “Very Good” BREEAM certificate for sustainability. Originally created in the UK, BREEAM is an assessment system for ecological and sociocultural aspects of sustainability in buildings. The tenant, Computershare, is a global service provider for the management of share registers, employee participation programs, administration of mortgage loans and activation of offers on proxy solicitation. Since its establishment in 1978, Computershare has established itself as a provider for the processing of high-volume transaction data and associated handling of payments. Computershare has its headquarters in Melbourne, Australia and, with over 16,000 employees, is represented on all major financial markets around the world.

The KanAm Grund Group offers institutional investors a growing family of special real estate funds governed by German and Luxembourg law as well as separate account mandates. The KanAm Grund Group thus covers a huge breadth of risk classes with funds following strategies from Core, Core+ and Value Added to Opportunistic.
