KanAm Grund European Cities invests in London, Lyon and Antwerp

New institutional investment fund

Frankfurt (20 September, 2018) - The KanAm Grund Group has set up a new real estate fund for institutional investors, and within less than two months has purchased properties worth over 130 million euros for it. The KanAm Grund European Cities fund, which was set up especially for a northern German pension fund, has by now acquired office buildings in the City of London and the French city of Lyon as well as a hotel in Antwerp, Belgium. This new KanAm Grund fund joins the growing family of the KanAm Grund Group's specialised institutional investment funds. These funds include the Fokus Süddeutschland fund, focusing on southern Germany, and other KanAm Grund funds investing beyond Germany throughout Europe. They include properties in France (Toulouse, Lille, Lyon), Great Britain (London, Glasgow), Belgium (Antwerp), the Netherlands (Amsterdam, Den Haag), Luxembourg, Switzerland (Zurich) and Germany (Munich, Frankfurt, Berlin, Stuttgart).

More of these specialist funds for semi- and professional institutional investors are being prepared by the KanAm Grund Group. Clients investing in this KanAm Grund Group family of funds include banks with their depot A investments, enterprises and church assets, pension funds and high-net worth family assets.

The London investment of the KanAm Grund European Cities fund is 30 Moorgate, a building in a prominent location at one of the City of London's prime addresses. This office building is located between Moorgate and Bank underground station, around 200 yards from the new Moorgate station, scheduled to complete in 2019. It is also situated only about 200 yards from the Bank of England and the new headquarters of Deutsche Bank. The building has been completely refurbished this year and is under long-term lease to Regus, a global enterprise offering flexible office solutions through a network of business centres around the world, including almost 3000 business centres, spanning 900 cities across 120 countries. Regus's headquarters are now in Luxembourg and they employ over 8,375 staff. The Regus Group is listed in the FTSE 250 at the London Stock Exchange and in 2017 turned over GBP 2.2 billion.

"Le Quadrille" is located in the 8th Arrondissement of Lyon, and is one of the few centrally located office blocks of this important French administrative city. Home to around 550,000 inhabitants (2.3 m in the Greater Lyon area), Lyon is France's third biggest city, ranking second in foreign real estate investments. Lyon is home to numerous government offices, organisations and public corporations. Renowned companies located in Lyon include Crédit Lyonnais, Sanofi-Aventis, Bayer CorpScience and Norbert Dentressangle.

Le Quadrille, built in 2009, are two self-contained six-storey buildings (including ground floor), which are located on a prime corner plot at the Avenue Jean Mermoz, offering excellent visibility. The lettable area of the entire property is currently rented by 14 different parties and used as offices and surgeries. Le Quadrille is located approximately 10 minutes from the TGV station "La Part-Dieu". The area is one of the largest centres for medical schools and hospitals in Europe. With 80,000 inhabitants, the neighbourhood, also known as the "Health Quarter" is the second most densely populated area within Lyon. Approximately 400,000 people work here. Alongside 7 private and public hospitals, it is home to several clinics and about 50 doctors surgeries. Healthcare companies and institutes of further education in the medical sector as well as the University Lyon 1 School of Medicine have found their homes here.

In the Belgian city of Antwerp, the fund purchased the project of an NH Collection Hotel in Pelikaanstraat 80-90. The hotel with 186 rooms, which is due to be completed next year, is located in a highly visible location opposite the southern exit of the Antwerp main station. Economically, the Flanders city of Antwerp is home to one of the largest European ports and is known as one of the leading centres of the global diamond trade. Home to approximately 500,000 inhabitants, Antwerp, has established itself as a city of trade fairs and conferences and thanks to its historic town centre, the Cathedral of Our Lady, the Grote Markt and the Rubens House, is also very popular with tourists.
