KanAm Grund Development Fund invests in Munich East

Joint Venture with CV Projektentwicklung - Joint acquisition of the Da Vinci Campus office site - Third project of this fund with a focus on Germany - Target investment volume now over 700 million euros

Frankfurt, 09 April 2019 – As the third project for the German Development Fund, KanAm Grund Group in cooperation with CV Projektentwicklung has acquired the "Da Vinci Campus" office buildings, comprising around 20,000 square meters in Munich East. The built-up property at Klausenburgerstrasse 9 already contains two office buildings with great tenancy prospects and the potential for capacity utilization. The property was purchased via a project company held in equal parts by both partners and sold by a Walter Gruppe company. It has been agreed to keep the sales price confidential. In the first two development projects, the German Development Fund worked with the Cologne-based pantera AG. These projects involved real estate in the metropolitan area of Stuttgart, namely 121 micro apartments in Esslingen, and the construction of more than 200 serviced apartments at Gutleutstrasse in the center of Frankfurt am Main. The first agreements to provide capital for the acquisition of the "Da Vinci Campus" from investors have been called after 6 months. Further agreements to provide capital from new investors are also now on the table and shall be invested in a timely manner. The current project volume of the KanAm Grund German Development Fund is now at over 700 million euros.

KanAm Grund Group's German Development Fund, which was only launched at the end of 2018, invests in joint ventures with well-established project developers for living space, student halls of residence, boarding houses and offices. The fund is managed by Augeo Capital Management SA (formerly Warburg Invest Luxembourg) as alternative investment fund manager (AIFM). The target investment volume is set to be over 700 million euros, with an investment horizon of around three years. The existing investors' base comes from the Family Offices area.

"Da Vinci Campus" is located between Munich city center and the Munich exhibition center with direct link to the Riem motorway A94 and near Berg am Laim public transport station. The neighborhood, with the Süddeutsche Zeitung tower, is a fast-growing office and hotel location in Munich East. In the direct vicinity, an apartment building with over 800 serviced apartments is being built. The project was primarily conceived and taken forward by CV Projektentwicklung.

Munich is one of Europe's most attractive business locations and continues to be highly sought after by investors and developers. The city offers high levels of prosperity, based on a stable and versatile economic structure, and has shown a steady growth in population for years. With 3.5 percent (in February 2018), Munich has the lowest unemployment rate of all the German metropolitan cities.
